Violations and Fines
Dear Homeowners / Residents,
Please download the Violations and Fines List for your reference. The Association is currently in the communication stage, and we kindly ask tenants to remain in communication with their landlords to review any violations related to their units and begin making any necessary corrections or improvements.
Additionally, the Board reserves the right to take immediate action in situations involving health, safety, or community welfare concerns.
Important Information
Satellite dishes & antennas
Please note that all satellite dishes or antennas attached to any part of the building, sheds, or fences are prohibited, as holes or penetrations in roofs, trims, sidings, and related structures are not permitted in order to help preserve the integrity of the property and prevent internal leaks.
If you would like to have a satellite dish, please contact Management for further guidance and approved alternatives.

Visible cables or exposed wiring
No cables or wiring may be hanging or visible from the street. Homeowners must coordinate with their service providers to properly secure and conceal all wiring. Drilling into any surface of the building is not permitted; installation may only be completed through the siding or from the rear of the property.

Trash & Dumping Regulations
NO dumping is permitted anywhere on the property, including dry or liquid trash, furniture, appliances, construction debris, mattresses, toys, bicycles, BBQ grills, paint, dead plants, or any household items.
Violations may result in substantial fines:
• First Violation: $1,000
• Second Violation: $2,000
Trash Pickup Schedule
• Heavy/Large Trash: Every 2nd Monday of the month only. If heavy trash is placed outside after the truck has already passed, the responsible unit will be fined.
• Regular Trash: Every Tuesday and Friday
• Recycle Pickup: Every Tuesday
Containers should be placed outside after 6:00 PM the evening before pickup.
Only two containers per unit are allowed:
• One trash container
• One recycle container
All containers must have lids.

Dog Waste Stations
Dog waste stations have been installed throughout the community to help encourage residents to properly dispose of pet waste and keep the property clean.
As part of an educational and courtesy initiative, the Association is currently providing complimentary bags for pet waste disposal. Once the supplied bags run out, it will become the responsibility of each dog owner to provide their own bags and properly clean up after their pets.
Patio & Exterior Rules
Approved patio items include:
• Patio furniture
• BBQ grills
• Closed umbrellas
• Bicycles
• One trash container and one recycle container with lids
• Appropriate garden items such as hoses, benches, and potted plants
Children & Common Area Safety
Children should only play in designated common areas and bike trail areas.
Children should not be playing in streets, under carports, or in driveways.
Children under the age of 16 must be accompanied by an adult while in the pool area.
Guest Parking Reminder
Guests staying longer than two weeks must request a Guest Parking Permit through Management.
