HOA's Maintenance responsibilities

As residents, it is crucial to understand both our responsibilities and those of the Homeowners Association (HOA). Pursuant to Article II, Section 1, Subclause (f) of the Contract, the HOA is obligated to provide exterior maintenance for each lot subject to assessment.

This items are included:

  • Exterior painting

  • Repair, replacement, and care of roofs

  • Repair, replacement, and care of gutters

  • Repair, replacement, and care of downspouts

  • Repair, replacement, and care of exterior building surfaces

  • Repair, replacement, and care of mailboxes

  • Repair, replacement, and care of parking area lighting

  • Pruning trees, shrubs, grass

  • Repair, replacement, and care of  common area fences, fences between lots

  • Repair, replacement, and care of walkways and other exterior improvements

It's important to note that exterior maintenance does not cover glass surfaces. However, it is crucial to highlight that if the need for maintenance or repair on a lot or its improvements is caused by the intentional or negligent acts of its owners, their family members, guests, or invitees, the costs associated with such exterior maintenance will be added to and become part of the assessment for that lot.

What does this mean for you as a homeowner?

The HOA will take care of the aspects mentioned in the clause, ensuring the integrity and aesthetics of our properties. Nevertheless, it's vital for each homeowner to keep their lot in proper condition and prevent damages caused by negligent acts.

Please be aware that, unfortunately, the association cannot support you with the following:

  • Windows

  • Doors

  • Window screens

  • Door screens

  • Drywall

  • Interior paint

  • Interior texture

  • Plumbing repairs
